The Karnataka government has enacted the Karnataka Apartment (Ownership and Management) Act, 2026, which regulates apartment ownership, management, maintenance charges, common areas, builders’ obligations, and disputes. The law, effective from October 9, applies to projects with more than eight apartments and excludes government buildings and plotted or villa developments. It repeals two previous acts from 1972 and requires existing associations to register under the new law within three months of commencement.
